Eastern Shore Real Estate: Mid Year 2025 Trends

Buyers are still in the game, but they’re picky…and smart pricing matters more than ever. Here’s what we’re seeing from recent single-family home data:

  • 🟩 Active Listings: 684 homes, averaging 87 days on market.
  • 🔵 Closed Sales: 1,116 homes, moving in 67 days on average.
  • 🟡 Pending Sales: 237 homes under contract, averaging just 50 days.

This tells us homes are still selling – but not all at the same pace.


🧭 Hot Areas: Where Buyers Are Still Moving Fast

🔥 Scenic 98 / Montrose (Fairhope Scenic Route)
This stretch is holding strong with solid pending activity. The charm and bay views never go out of style.

🔥 Fruit & Nut District
Historic homes near downtown and the bay are still in demand, especially when updated. Walkability and character continue to attract buyers.

🔥 Rock Creek to County Rd 34 (between Greeno Rd & Hwy 181)
Newer construction and family-friendly subdivisions are seeing lots of action. If it’s priced right, it’s getting scooped up fast.

🔥 Daphne west of Hwy 181 to Olde Towne Daphne
Affordability, schools, and access to the bay are keeping this area on buyers’ radar.

🔥 Spanish Fort
New construction neighborhoods are booming, and buyers are responding to newer builds with modern features.


🐢 Slower Movers: Areas Taking a Bit Longer to Sell

❄️ Old Fairhope
Higher prices and tighter inventory mean homes here are sitting a little longer…especially those needing updates.

❄️ East of Hwy 181 toward Loxley
This area has a good number of listings, but fewer pending contracts. Buyers may be more cautious about location or pricing here.

  • We’re trending toward a balanced market (about 4 months of inventory).
  • Homes under $500K are moving fastest, especially if updated and move-in ready.

This market isn’t what we saw in 2021, but it’s not sleepy either. The most attractive listings are still flying off the shelf. The rest? Sitting longer and collecting dust.
